How a glass room is priced

A glass room is priced from its measurements. Count the wall area that is glass, the roof area, and the floor area the steel structure covers. Add a skylight where you want daylight from above.

  • Walls: wall length times height, in m², at AED 600
  • Roof: roof area in m², at AED 450
  • Steel structure: floor area in m², at AED 600
  • Skylight: skylight area in m², at AED 1,250

A worked example

A room 6 m by 3.5 m is built against the villa along one long side and is 2.6 m high. It has three glass walls (6 m + 3.5 m + 3.5 m = 13 m long) and a 21 m² floor and roof.

  • Walls: 33.8 m² at AED 600 = AED 20,280
  • Roof: 21 m² at AED 450 = AED 9,450
  • Steel structure: 21 m² at AED 600 = AED 12,600

The total is about AED 42,300 plus VAT, before the extras below.

What is priced separately

These are not in the prices above. SmartFix quotes them for your project after the site survey:

  • Floor tiling
  • Ceiling
  • Sliding or folding glass doors
  • Lighting and electrics
  • Air conditioning

Special frame colours (for example electroplated) and special glass (textured or crystal clear) also cost extra. Standard colours are white, black and grey.

Approvals and permits

Approvals and permits are provided by the customer. Requirements depend on the property, the community and the size of the structure. Villa owners often need a no-objection certificate from the community developer or owners association, and some structures need municipality approval. Check before you order.

Lead time and warranty

SmartFix gives 3 to 4 weeks for glass rooms. The warranty covers installation workmanship and parts that are replaced. It does not cover glass breakage, damage, misuse or neglect, damage from power variation, fire, storm or accident, changes or servicing by anyone other than an authorised technician, ordinary wear, or consumables.

Read about glass room types and installation or see the glass skylight page.

How to compare glass room quotes

  • Does the price list the walls, roof and structure separately, with areas?
  • Is the glass double glazed, and is the roof insulated?
  • What is left out: flooring, ceiling, doors, lighting and electrics, air conditioning?
  • Who provides the approvals?
  • Is VAT included?
  • Is the warranty written down?
